The house terrace is sunny and surrounded by trees and planting with stunning views of the Umbrian countryside and is fully fenced and gated. There is a gas BBQ, gazebo, table and chairs and 2 comfortable Adirondack loungers. Below for the sun lovers is a second terrace with lounge chairs and spectacular countryside views.
2 en-suite – one with shower, basin, bidet and WC, one with a bath tub, shower, basin and WC. There is good water pressure and constant hot water
A bright and sunny well equipped artisan kitchen with, dishwasher, gas hob, oven, Lavazza coffee machine, microwave and a large fridge-freezer.
The open plan living space, has a range of comfortable seating, WIFI and a TV/DVD/MEDIA PLAYER.
Inside there is a dining table inside to seat 4, and another family sized table & chairs on the terrace.
The property is equipped with games, books and toys, kids TV in English, plastic cutlery, plates & cups. There is a climbing frame & swing set within view of the terrace.

We offer flexible arrivals and departures, with a minimum stay of just 4 nights. Demand is highest in the July & August peak season, with accommodation prices dropping significantly from September 1st, when the weather is still beautifully warm and the swimming pool and all other facilities remain open. For example: a 7-night stay in the MONTEFALCO costs €2,594 in August, but only €1,531 from September onward. Looking ahead to 2027, our low season prices apply throughout May, June and September.
